What is Offer Chek?

Offer Chek presents predictive analytics to help home sellers and their listing agents handle each home offer received.  It considers (1) a set of parameters and conditions common to Tennessee real estate transactions, generally found within the offer itself, (2) local housing market conditions (by zip code), (3) the simulated buyer's and seller's leverage positions, and (4) other relevant conditions, all based on actual Tennessee real estate brokerage experience and all to provide a  comprehensive real estate solution.

 

Let's admit, the offer price is pretty easy to assess.  And even though Offer Chek strongly considers the offer price, what about all the other features of the offer that often get overlooked?  They are indeed important and only a delicate, thorough approach can measure their ability to put the seller in the driver's seat and assess how "good" that offer really is.

Frequently Asked Questions

Isn't Offer Chek just like Zillow "Offer Insights?"

No.  Zillow's approach only looks at offer price and compares that to other home sales.  Offer Chek considers 25+ metrics only found in the offer, plus local market trends, the position of the buyer AND seller, and a proprietary algorithm that pulls "it all together" in the form of four different reports.

Plus, Offer Chek provides recommendations for handling certain aspects of the offer and how to get the offer to closing.  Offer Chek also estimates sales proceeds and tax implications.

How much does an Offer Chek Report cost?

Offer Chek is intended primarily for listing agents.  The first report is $49, then $149 per report afterwards.  We will also work with you, or your team, should you engage in volume sales... just contact us.

Where can Offer Chek be used?

Currently, Offer Chek is only available to real estate transactions in Tennessee.  This is because Offer Chek's history includes Tennessee real estate brokerage and the associated nuances of Tennessee real estate transactions.  We are currently working to add other nearby states.

Is Offer Chek considered "brokerage"

No.  Offer Chek's services are not inclusive of a "broker" as defined in the Tennessee Broker License Act.

Can Offer Chek be used to make all my decisions?

Like most everything, there are limits to what Offer Chek can do.  It is provided only as a service to assist a listing agent and/or seller in determining how to handle an offer.  It is not intended or designed to be the sole reason for how an offer is handled.

Is Offer Chek biased to the seller party?

No.  Although high scores represent a seller advantage, all algorithms, metrics, and input data questions are completely unbiased and Offer Chek has no affiliation with the seller, buyer or their agents, or any other party directly or indirectly related to the real estate transaction.
